Martin Acres is a charming Boulder neighborhood that is located in the south central area of the city between Broadway and the Denver Turnpike south of Baseline Road.
The area has an eclectic group of residents- the area is family friendly and also a great area for students to rent because of its proximity to the University.
Families love Martin Acres for several reasons. First, this area is close to some fantastic schools. Bear Creek Elementary, Summit Middle School, Fairview Highschool, and the Bixby School are all nearby. The South Boulder Rec center is close and with a membership you get access to a pool, gym, raquetball courts, outdoor tennis courts and a disc golf course.
Another reason families love Martin Acres is because home prices are more affordable in this area than in some other areas of Boulder. Because it is an older part of the city, the homes and neighborhood have a cozy and eclectic kind of feel to it. There are more single family homes than apartments in this area.
There is also a strong rental population in this area which makes it popular for investors and CU students. Owning a home in this area to rent to college students can be very profitable.
Because of the central location of Marin Acres, access to Pearl Street, the Boulder Creek Path, the Table Mesa Shopping Center, and Chautauqua park are all a breeze.
There are a couple of close by festivals that Martin Acres residents can take advantage of. Martin Acres residents hold their annual Fall Festival. The neighborhood comes together to carve pumpkins and press and drink apple cider. What’s not to love?
In the summer time, the Colorado Shakespeare Festival is nearby on campus at the Mary Rippon Theater.
